We keep our policies simple, transparent, and consistent so guests know exactly what to expect.
We strongly recommend purchasing travel insurance soon after booking (consider "Cancel For Any Reason," where available). Coverage is provided by third-party insurers under their own terms. Purchasing insurance does not alter Emmons Realty's cancellation policy. We're happy to provide documentation for any claim.
Inclement Weather PolicyIn the event of a mandatory evacuation of Saint Simons Island, all funds are refunded. Otherwise, we are open for business and suggest cancellation insurance for any reservations during hurricane season. Reservations will not be rescheduled, simply refunded and guests can rebook at their convenience.
Party PolicyWe cannot legally host events at any of our properties. Loud and unruly behavior is strictly prohibited, and management reserves the right to evict any guests who cause such a disturbance without refund.
Pet PolicyProperties designated as pet friendly require a $99 non-refundable pet fee. Only dogs are accepted. Cats are not allowed. Emmons Realty accepts a maximum of 2 dogs, with a maximum weight of 65lbs per dog. Dogs must be at least 1 year old. We cannot allow pit bulls. No exceptions will be made for any part of this policy.
Smoking PolicyOur properties carry a policy of no smoking. Violation will result in a $300 penalty, and may also result in eviction and forfeiture of rent. Smoking inside a residence (or outside with doors/windows open) will result in a minimum charge of $300 for additional cleaning.
Accidental rental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $1000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.
