Welcome to the website of Emmons Realty Corp. (“Emmons,” “we,” “us,” or “our”). These Terms of Use (“Terms”) govern your access to and use of emmonsrealty.com, our listings, and any pages that link to these Terms (collectively, the “Site”). By using the Site, you agree to these Terms.
Important: If you reserve a property, the Rental Policies (including payment, cancellation, and house rules) and your booking confirmation govern the reservation. If these Terms conflict with a reservation’s written terms, the reservation terms control for that stay.
You must be at least 18 and able to enter a binding contract to use the Site. If you access our Guest Login or Owner Portal, you are responsible for keeping your credentials confidential and for all activity under your account. Tell us right away if you suspect unauthorized use.
Availability, rates, taxes, and fees are shown during checkout and may change until a reservation is confirmed. Payments are processed securely through our booking platform and payment processor. Please review the current Deposit & Payment Schedule before booking.

The Site, including text, photos, videos, logos, and other materials, is owned by Emmons or our licensors and is protected by IP laws. You may view the Site for personal, non‑commercial use. Any reproduction, distribution, modification, or creation of derivative works requires our prior written consent.
If you send us reviews, photos, or other content (“Submissions”), you grant Emmons a non‑exclusive, worldwide, royalty‑free license to use, reproduce, display, and distribute those Submissions in connection with our business, subject to our Privacy Policy. You represent that you have the rights to grant this license.
The Site may link to third‑party sites or integrate with third‑party services (e.g., booking platform, payment processor, analytics, and marketplaces such as Vrbo). We do not control those sites and are not responsible for their content or practices. Their terms and privacy policies apply to your use of their services.
Your use of the Site is also governed by our Privacy Policy, which explain how we collect, use, and share information and how you can manage cookies and advertising preferences.
We strive for accuracy, but the Site is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, title, and non‑infringement. Photos, descriptions, amenities, and availability are provided for convenience and may change. If a material error affects a booking, we’ll work with you to make it right or cancel and refund as appropriate under our policies.
To the fullest extent permitted by law, Emmons and our affiliates, officers, directors, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, data, or goodwill, arising from or related to your use of the Site. Our aggregate liability for any claim relating to the Site will not exceed the greater of $100 or the amounts you paid to us (if any) for Site access in the 12 months before the claim.
You agree to indemnify and hold harmless Emmons and our affiliates, officers, directors, employees, and agents from and against any claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of your violation of these Terms or misuse of the Site.
We may update the Site and these Terms from time to time. When we make material changes, we’ll update the effective date above. Your continued use of the Site after changes means you accept the updated Terms.
These Terms are governed by the laws of the State of Georgia, without regard to conflict‑of‑law rules. You agree to the exclusive jurisdiction of state and federal courts located in Glynn County, Georgia for any dispute relating to these Terms or the Site.
If any provision is found unenforceable, the remaining provisions will remain in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our consent; we may assign them as part of a merger, acquisition, or asset transfer.
