Near Beach means the home is within a 0.8‑mile walk (about 15 minutes) to a public beach access using a legal walking route. We measure this with Google Maps in Walking mode from the home to the nearest access point.
How we measure it
- Distance is the Google Maps walking route, not straight‑line.
- We route to official public accesses such as Massengale Park, Coast Guard/East Beach, and Gould’s Inlet.
- No shortcuts across dunes or private property are counted.
- We round to sensible numbers so what you see matches real life.
What you’ll see on each home
- A clear line with the access name and walk time/distance, for example:
Near Beach: ~12 min walk to Massengale access (0.6 mi)
- Capacity, bed layout, and any feature badges (private pool, bunk room, pet‑friendly) appear as usual.
Good to know
- Some stretches are narrower at higher tides. Massengale and Coast Guard typically have the widest sand throughout the day.
- Walk times are estimates. Pace, strollers, wagons, and seasonal path changes can add or subtract a minute or two.
